Sell That House Fast, & Show Me Da Money!

Sell a House Fast! Let’s face it… when a real estate investor has a wholesale property under contract, you want to assign that property quickly. You want to know how to flip a house fast! You should be working on developing a buyers list, but if you are thinking BIG enough, you’ll have ways to find other buyers to get the deal done.There’s the old “time tested” ways of selling a house that you have under contract… like bandit signs, (we find hand-written ones work the best for selling) ads in the newspaper, MLS listings, and paid internet sites. But, if you’re a new or beginning real estate investor on a budget, and are looking for a free marketing source, this video “hits the nail on the head!”

There’s ways to find and contact thousands of investors online, if you’re willing to put in the work. It’s going to take some effort to collect all of the web addresses, and more time to post your deal to them, but just how hard “ARE” you willing to work to make $5,000-$10,000?

Ah… I thought so! So let’s get to work, grasshopper!

Short sales, rehabbing, buy and holds, retail flips, and other long term real estate investing strategies can make you wealthy… yes sir, filthy stinking rich! But along the way, as you wait for appreciation to kick in, sub-to buyers to get financed, and short sales to get approved and sold, you’re going to need cash flow.

Wholesaling houses, and selling them FAST gets you through the waiting periods… and can make you a six-figure income all by their lonesome!

Here’s some sure-fire ways to market your properties and get them sold. Remember to THINK BIG! You don’t want to put your properties in front of dozens, or even hundreds of potential buyers. You want to get them in from of THOUSANDS!

  • Use bandit signs, hand-made, with creative, simple titles: Handyman Special – Fixxer Upper – Work For Equity
  • Put ads in newspapers, using the same creative titles and headlines. Draw attention to your ads by using boxes, “wing dings”, stars, bullets, and reverse colors. (white text on black, etc..)
  • Consider the flat-fee listing service on the MLS. This will get your message in front of Realtors as well.
  • Post them on free sites like Craig’s List, Kijiji.com, and Backpage.com .
  • Advertise them at REIA meetings, put out flyers, open your mouth, and shake lots of hands.
  • Go to Google and Yahoo and type: “Sell my (your area)house fast”. You’ll find websites to dozens… maybe hundreds of local and out of area buyers. Fill out those forms, and you’ll get calls.
  • Enroll at real estate investing forums, like www.magicbullets.com ,www.creonline.com , www.biggerpockets.com and others. There’s also a lot of education and networking as well.
  • Post your properties at wholesale listing sites, like www.hotbargainproperties.com and www.rehablist.com .
  • Search and join Yahoo and Google “groups”. Some of these groups have many thousands of members, and you can post your properties to the entire group in a few minutes time.
  • Create a Facebook and MySpace page, and join real estate investing groups there. Post your properties to those groups.

I know, I know… it’s a lot of work… but it sure beats getting a J.O.B! (Just Over Broke) Let’s face it, we want to work for ourselves. The only place “success” comes before “work” is in the dictionary! Get over it, hehe.

What I suggest if you’re a new investor and on a budget, is that at 1st you do this yourself. Time is like money, but more valuable… and can be budgeted. Make a commitment to find 10 sites a DAY that you can list your for-sale properties at.

At the end of a month, you’ll have three HUNDRED sites.

If you have some resources, hire either a virtual assistant or a neighborhood teen to seek out and list these sites. According to Tim Mai, he’s found over four thousand of them! (sites, not neighborhood teens, lol!) List the sites, and when you’re ready to post, simply go down the list… and badda bing, badda boom… you’ve just marketed your ugly house to tens of thousands of investors!

You weren’t thinking ANYWHERE close to this BIG were you? Most people toss up a few bandit signs, put an ad in the paper, say a prayer, and hope for the best. ::tisk tisk::
